the project
Where Are We Now?
We’ve already taken a major step forward.
Our initial proposals have received strong support from Cornwall Council through a successful pre-application process. We are now developing a full planning application, with submission targeted for Q2 2026.
From there, the project will move into the formal planning process—but thanks to the work already done, we are moving forward with confidence and momentum.
Homes for Local People

This development is about keeping our community alive.
As a Rural Exception Site, the scheme will deliver 100% affordable homes—a mix of rental and affordable purchase options, not open market housing.
Homes will be allocated based on agreed criteria with Cornwall Council, prioritising:

” This is about ensuring that the people who make St Mawes what it is can continue to call it home. “
Brian Chenoweth – SMART Chairman
Designed for the Future
We are not just building homes for today—we are planning for tomorrow.
Recognising the changing needs of families, many of the homes will be designed to grow over time, with 2-bedroom properties that can be adapted into 3-bedroom homes as families expand.
This flexible approach helps create long-term stability, allowing people to stay within the community as their lives evolve.
A Thoughtful, Lasting Development
Every aspect of the plan is being shaped to deliver:
- High-quality, well-designed homes
- A development that respects its surroundings
- Long-term affordability and sustainability
Moving Forward

This is a carefully planned, community-backed project with real momentum. With your continued support, we can move from plans on paper to homes that secure the future of our village.
