Our project aims to build 17 homes primarily for local people, helping to sustain a thriving, year-round community. By supporting local housing, we can safeguard essential services like our school, post office, and village life for generations to come.

Rising house prices and a decline in full-time residents are putting the future of St Mawes at risk. The SMART Community-Led Housing Project is a positive, practical response—created by the community, for the community.

5th October 2026 – The first meeting of the Trustees celebrated our formal registration with the Charity Commission as a Charitable Incorporated Organisation – charity bank account and Gift Aid registration to follow. Our formal name is St Mawes & St Just Community Land Trust: informally to be known as ‘The SMART Trust’ with our old recognisable brand and logo. We also celebrated the Planning Officer being ‘minded to approve’ our planning application which gets us on to the next steps: formal negotiations with Cornwall Council over funding and conditions around the Affordable Homes estate.
